Interest Rates and the Winter Market

Keep an eye on the rates! They are stabilizing and a bit of a drop. Remember that you can "buy down" interest with "points" and sometimes lenders will help you with that.  6% is not a bad rate historically.  My experience is that it will be a while before we see rates below 4%. Between 4 and 6 is historically where mortgages are.

Now, lets talk about the "Winter market". The Winter Market from November to January is typically when prices and inventory are in a good place. Especially before December 31. The end of the tax year often is a time when owners/sellers are clearing their decks for one reason or another. 1031 Exchange of Rentals, Needing cash for the coming year, or simply re defining their goals for the coming year are all reason that YOU can bargain and find a deal!!

Once the new year begins buyers begin to dream of NEW goals and aspirations. That dreamy beach home or relocating to a warmer climate or even downsizing. Early March to the end of May is typically a FRENZY around southeastern NC where sellers hold their ground on prices knowing that buyers are lining up. 

BOTTOM LINE--- Keep a keen eye on your dreams and find that dream home before the New Year! And for sure before March!
